This property is open-plan, meaning that all areas are part of the same space, laid out and equipped in a functional manner. With a double bed and a sofa bed, this studio is ideal for up to 3 adults or 2 adults and 2 children. The living room opens onto a small balcony, with a seating area perfect for relaxing, where you can take in the sea and sky on sunny days whilst enjoying a coffee and/or a glass of fine wine. This quiet, sunny building features a bar and a small convenience shop shared by the residents. Wi-Fi available throughout. AREA The property is located in Rua da Quinta da Calaça, one of Funchal's tourist areas and within easy reach of the available beaches (paid and free) along the Promenade. This is a privileged area as it is close to the Forum Madeira shopping centre, paddle tennis courts, gardens, restaurants, bars/cafes, shops and other essential services and is a 7 minute drive from the centre of Funchal or 30 minutes on foot. It is also very close to the town of Câmara de Lobos where you can take the opportunity to explore some touristic attractions and taste the famous regional "poncha". In Funchal city centre there are several touristic points of interest and information about cultural activities, radical activities, nature related activities, whatever the purpose of your visit to Madeira Island. GETTING AROUND The best option to get to the property will be the transfer. Ask us to book one with our local partners. It is cheaper than the taxis you find at the airport. If you rent a car, any navigation app can easily find the address. ACCESS TO PROPERTY You have access to all areas of the property. INTERACTION We are always available to help or answer questions. We do our best to reply all requests. We also have an app for guests with all the important information about the property and other useful information for your stay. OTHER OBSERVATIONS - According to Portuguese law, all guests are required to present a valid ID (passport or identity card). - Check-in hour must be scheduled in advance. If it is not scheduled within a maximum of 48 hours before, guests will be subject to the availability of our team. - All bed linen and towels are provided. We can also put a baby cot, a high chair and a baby bath if needed, but you should request. There are a first aid kit, extinguishers and fire blanket in the property. ATTENTION Please be advised that a Tourist Fee will be charged to all persons staying overnight in the municipality of Funchal. Thus, all customers staying in tourist resorts and/or accommodation establishments, aged 13 or over, will be charged €2.00 per person/night, up to a maximum of 7 nights and a maximum of €14.00 per person/stay. When you arrive, you will receive a link to pay this municipal tax. PROPERTY RULES To ensure a pleasant stay for everyone, we ask that you observe a few simple rules. • Smoking is not permitted inside the property. A fine of €300 will be charged for non-compliance. • Parties or events are not permitted. • Pets are not permitted. • We ask that you be considerate of the neighbours and keep noise levels down, especially at night. The property may be equipped with a smart sensor (Minut) that monitors noise, smoke and temperature levels, solely for safety reasons. This system does not record conversations or collect personal data. If abnormal levels are detected, you may receive a message from our team asking you to check the situation. You are not permitted to disable, cover or tamper with this or any other equipment installed on the property. In accordance with Portuguese law, all guests must present valid identification for registration purposes. Municipal tourist tax (when applicable): €2.00 per person/night (from 13 years old), up to a maximum of 7 nights (€14.00 per person, per stay). The payment link will be sent prior to arrival. Check-in: from 16:00. Early check-in subject to availability and payment of a fee. Check-out: by 12:00. Late check-out subject to availability and payment of a fee. By confirming the reservation, the guest accepts the house rules and accommodation conditions.
